Concept design

Concept design is jointly developed with client and architect to get the best final result. It is vital that our architect and client agree to any objectives and the outcomes are a success in advance to the plan submittal. RB Design always starts off with safety first securing all areas of demolition.  Our teams are all OSHA certified for better working conditions and keeping compliant with the OSHA laws.  The demolition does depend on the initial discovery inspection which detects certain removals on a project.  At times, areas that you thought were able to be removed sometimes are not.  Our goals is to prepare the build process with a clear clean path allowing trades to start their tasks with no interruptions.  As the project is in the process additional debris is accumulated which requires continuous waste removal, that is done on a daily basis.  When it comes to demolition we tear down the competition.  All required insurances are issued to DOB for code rules and requirements.

Our team of professionals are dedicated to bring our clients a quality completed project with an on time schedule. Mechanical Drawings

Our team of engineers work closely with our architects to ensure correct final drawings that are submitted to Department of Buildings. Once the plans have been approved our team and client along with our professional tradesmen are given a copy of mechanical drawings in order to ensure the proper placement of that particular scope of work. All our tradesmen are properly insured and certified to carry out each installation. All code rules are governed by each state and can vary from time to time depending on jurisdiction.

New Design Ideas

Our company has taken single location restaurants from concept to completion since 1990. We have worked with existing establishments, remodeling and renovating to signature type restaurants and bar build outs. Old Bar Rip Outs

RB Design will rip-out your old bar and replace with new.  Most existing bars we look at are really not worth the time and effort to rebuild.  Most of the time it is better to replace being the base part of the bar has water damage or the bar may even have mold.  At times we can remodel a bar by changing the bar top, adding new footrest, decorating or simply refinishing the stained mill-work.  Ask us for a free on-site quote.

On-site Walkthroughs

With RB Design we recommend all our clients to do what we call a discovery site inspection.  This enables our future client to get a clear vision on the integrity of the space.  What this review and inspection does is the following.  The plumbing waste line gets a camera inspection.  This at times can add big cost if the line is not large enough or it may have big dips or broken sections.  You wouldn’t want to have a finished project to learn you have a problem with your waste line.  All gas lines and meter size inspection, electrical inspection making sure there is enough volts and amperage to power the client’s business.  This would be on the client at this point and can be costly.  Inspect HVAC existing units, inspect sprinkler system to insure it is adequate.  It may not have one in which in many situations is required for restaurant establishments and that cost would be client responsibility.  Other things to consider would be knowing and identifying the issues before signing a lease. With knowing issues before hand it gives the client leverage with the landlord before signing a lease.

This can save the client thousands of dollars.  After the inspection a report will be written up in which you can now have as a negotiating tool.  This would be a landlord expense or more free time in which would off-set the cost for the client.  At times this can mean saving thousands of dollars. Without this inspection the client is not knowledgeable of the additional costs that can be ahead.  Without our discovery inspection after signing the lease it would be extra cost for the client.  With many years of experience we can save you on unknown costs.  We can also speak to the landlord on your behalf.  Ask us about our discovery site inspection for more details.  Cheap is expensive!

Partial Construction

There comes a time when establishments need help in remolding.  This renovation can increase business anywhere from 7% to 20% depending on your budget.  RB Design can help you reconfigure and design your existing business making it more profitable and easier to work.  Our company can renovate your business with little to no down time depending on the complexity of the project.  We are able to reverse our work schedule with one of our teams to accommodate the client’s business hours.  To start off we always make sure that our projects are secured, that employees and patrons are safe.  A typical project would start each day as the business is closing at the end of day.  Usually on the slower days we would request to close 1 hr. before to allow for extra productivity.  We can help!

Plan Submittal

Before any construction is performed a full set of architectural plans are to be submitted to the Department of Buildings for review and approval, this is to make sure the plans are in full compliance with state building codes.  The full set of plans will require planning riser diagrams, electrical plan, HVAC, fire suppression, fire alarm if required, sprinkler system if required, lighting diagrams, occupancy diagram, parking diagram if required, signage if required, elevations, roof diagram if needed with HVAC and refrigeration components.  It also shows to scale say 1/4” to the foot, plan perspective drawing of a plan but shown in perspective.  Usually the architect incorporates his part of the plan with the engineer for all the mechanical drawings.  After the plans are stamped from our architect it gets handed to our expediter who completes all proper documents and submits to DOB. Depending on DOB workload and time of year it can take 3-4 weeks for approval in most cases.  All plans are stamped with architectural professional seals.  

Renderings of Prospective

Our team of designers are able to design a prospective image which makes your vision much clearer of our version of your project space.  RB Design designers are able to design a prospective rendering in 2 and 3 dimensional drawings. Once the rendering is presented to the client, we can make changes to their liking and functional code compliance concept.  The rendering also gives the client a chance to make adjustments to increase efficiency and reduce cost in the project.

Shop Drawings

Shop drawings serve as a blueprint for specific areas of a project.  They are drawn to exact measurements and detail to create a perfect result.  Typically, we will create shop drawings for our mill-work shop to create items that would be installed into our projects such as bars, custom lighting and focal point areas.  Shop drawings are also drawn to show tradesmen more detailed specific custom scope of work.  We work hard in making sure everything goes right and our clients dream is fulfilled.

Soffits

In our designs we feature design and build soffits to act as an accent to a space and also able to use as storage.  We also incorporate lighting into soffits such as high hats, flat panel lighting and pendent lighting as per design.  Soffits have a multi-function depending on the purpose such as fast-food would need a soffit for lighting, and front digital menu board display where a fine dining restaurant would be for the look or need to hide duct work. This can save the client thousands of dollars.  After the inspection a report will be written up in which you can now have as a negotiating tool.  This would be a landlord expense or more free time in which would off-set the cost for the client.  At times this can mean saving thousands of dollars. Partial Construction

There comes a time when establishments need help in remolding.  This renovation can increase business anywhere from 7% to 20% depending on your budget.  RB Design can help you reconfigure and design your existing business making it more profitable and easier to work.  Our company can renovate your business with little to no down time depending on the complexity of the project.  We are able to reverse our work schedule with one of our teams to accommodate the client’s business hours.  To start off we always make sure that our projects are secured, that employees and patrons are safe.  A typical project would start each day as the business is closing at the end of day.  Usually on the slower days we would request to close 1 hr. before to allow for extra productivity.  We can help!

Plan Submittal

Before any construction is performed a full set of architectural plans are to be submitted to the Department of Buildings for review and approval, this is to make sure the plans are in full compliance with state building codes.  The full set of plans will require planning riser diagrams, electrical plan, HVAC, fire suppression, fire alarm if required, sprinkler system if required, lighting diagrams, occupancy diagram, parking diagram if required, signage if required, elevations, roof diagram if needed with HVAC and refrigeration components.  It also shows to scale say 1/4” to the foot, plan perspective drawing of a plan but shown in perspective.  Usually the architect incorporates his part of the plan with the engineer for all the mechanical drawings.  After the plans are stamped from our architect it gets handed to our expediter who completes all proper documents and submits to DOB. Depending on DOB workload and time of year it can take 3-4 weeks for approval in most cases.  All plans are stamped with architectural professional seals.  

Soffits

In our designs we feature design and build soffits to act as an accent to a space and also able to use as storage.  We also incorporate lighting into soffits such as high hats, flat panel lighting and pendent lighting as per design.  Soffits have a multi-function depending on the purpose such as fast-food would need a soffit for lighting, and front digital menu board display where a fine dining restaurant would be for the look or need to hide duct work. Floating soffits can also be designed into an open concept ceiling design giving the ceiling an accent style complimented with decorative lighting. We build custom soffits

Old Bar Rip Outs

RB Design will rip-out your old bar and replace with new.  Most existing bars we look at are really not worth the time and effort to rebuild.  Most of the time it is better to replace being the base part of the bar has water damage or the bar may even have mold.  At times we can remodel a bar by changing the bar top, adding new footrest, decorating or simply refinishing the stained mill-work.  Ask us for a free on-site quote.

Our team of designers are able to design a prospective image which makes your vision much clearer of our version of your project space.  RB Design designers are able to design a prospective rendering in 2 and 3 dimensional drawings. Shop Drawings

Shop drawings serve as a blueprint for specific areas of a project.  They are drawn to exact measurements and detail to create a perfect result.  Typically, we will create shop drawings for our mill-work shop to create items that would be installed into our projects such as bars, custom lighting and focal point areas.  Shop drawings are also drawn to show tradesmen more detailed specific custom scope of work.  We work hard in making sure everything goes right and our clients dream is fulfilled.
